Hidden costs people forget

  • Professional fees. Architects and engineers typically add around 5–10% of the construction cost.
  • Municipal approvals. Plan approval and service connections can run R10,000–R40,000 or more.
  • Soil testing. Geotechnical reports cost roughly R5,000–R15,000 and can change your foundation design.
  • Contingency. IntelliBUILD advises budgeting an extra ±10% for changes and price increases; Procompare suggests adding 20% to a renovation budget for unseen problems.
  • Region. Cape Town and Johannesburg carry higher material and labour rates; remote areas add transport costs.

Before you accept a quote

  1. Get an itemised written quote — labour, materials and finishes listed separately.
  2. Ask whether the builder is registered with the NHBRC (required for new homes).
  3. Agree on a payment schedule tied to completed stages, not dates.
  4. Never pay the full amount up front; a deposit plus progress payments is standard.
  5. Compare at least two or three quotes for any significant job.
